Arizona’s economy is responding well to population growth, job growth, the housing market and energy prices—and experts say Phoenix is on pace to reclaim its title as a “high-growth market.” You can read all the details in the attached R.O.I. Properties “Real State – Commercial” newsletter, with additional statistics, market trends and information, but here’s a quick look at the highlights:
- Although the number of office buildings changing hands in the Phoenix metro (210) in 2015 was only up slightly compared to 2014 (208), median prices showed strength: up by 16% to $122/s.f. Overall cap rates were reported at 7.6%, with Class A properties trading at 6.1%.
- In the industrial sector, 203 buildings changed hands in 2015 compared to 219 in 2014, while the median price increased by 18% to $64/s.f. Warehouses led the pack in property types, with 132 transactions.
- Sales activity among retail assets ticked up from 242 transactions in 2014 to 252 in 2015. The median sales price was up on a year-to-date basis by 10% to $140/s.f., and cap rates dropped slightly to 7.1% from 2014’s mark of 7.5%.
- Multifamily investment activity remains high. Perhaps too high?? Sales volume increased in 2015 by 50% from the previous year, and the average price per unit increased by 26% to $74,669. Cap rates are currently at 6%.
